The Hampton Roads Region

Hampton Roads is the metropolitan area that includes Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Newport News, and Hampton. It's a region of over 1.8 million people, anchored by the world's largest naval base and connected by water, bridges, and tunnels.

The real estate market here is unique. Each city has its own personality, price point, and market dynamics. Whether you're looking for beachfront luxury, suburban family living, urban walkability, or rural acreage, Hampton Roads has it all. The key is knowing which area fits your life.

I know this region because I've spent my entire life here. I know which neighborhoods flood and which don't. Which school districts are trending up. Whichcommutes are actually bearable. That's the kind of knowledge that protects your investment.

Major Military Installations

Naval Station Norfolk (largest naval base in the world)
NAS Oceana (Virginia Beach)
Joint Expeditionary Base Little Creek
Joint Base Langley-Eustis (Fort Eustis, Newport News)
Coast Guard Base Portsmouth
Naval Weapons Station Yorktown

What's New in Hampton Roads

I refresh these pages every month so you hear the local updates first. Here is what changed around the region as of September 2026.

HRBT Expansion Nears the Finish Line

The new twin tunnel tubes at the Hampton Roads Bridge-Tunnel are bored (final breakthrough September 2025) but crews are still outfitting them with roadway, ventilation, and safety systems. VDOT targets substantial completion around spring 2027. In the meantime, the new westbound North Trestle bridge opened to traffic in August 2026, and the first widened I-64 westbound lanes in Norfolk opened in late July 2026.

Trips across the water get easier piece by piece.

Offshore Wind Is Online

Dominion Energy's Coastal Virginia Offshore Wind project off the Virginia Beach coast began sending power to the grid in March 2026. More than 70% of the 176 turbines are in place, with full completion targeted for early 2027. It is a big deal for the region's economy and for anyone watching Virginia Beach energy jobs.

The Market Has Balanced Out

Inventory across the region is at its highest level since 2019 (about 2.4 months of supply), which means buyers finally have choices and sellers need to price honestly. Southside home values still grew about 4.2% in 2025. My latest Hampton Roads market update breaks down what that means for your move.

Military Families Are Still the Heartbeat Here

From Naval Station Norfolk to NAS Oceana and Fort Eustis, PCS season keeps the market moving. If you are getting orders to Hampton Roads, my guide to the military bases and the best nearby neighborhoods is a good place to start.

As a Marine Corps Veteran, I have done this move myself, and I have helped hundreds of families do the same.
