Choosing an Agent

How do I find a good real estate agent?

Look for someone with deep local knowledge, a proven transaction record, and references from past clients. Check their reviews, ask about their experience in your specific area, and make sure they specialize in what you need (buying, selling, military relocation, etc.). I'd love to be that agent for you.

What should I look for in a real estate agent?

Local expertise, strong negotiation skills, clear communication, and a track record of successful closings. You want someone who knows the market and puts your interests first. After 24+ years and 1,000+ transactions, I bring all of that to the table.

How many homes has my agent sold?

This is one of the most important questions to ask. Transaction count shows experience, market knowledge, and the ability to close deals. I've closed over 1,000 transactions in Hampton Roads.

What's the difference between a realtor and a real estate agent?

A real estate agent is licensed to help you buy or sell property. A Realtor is a member of the National Association of Realtors and adheres to a code of ethics. All Realtors are agents, but not all agents are Realtors.

How much does a real estate agent cost?

For buyers, the agent's commission is typically paid by the seller as part of the transaction. For sellers, the commission is negotiable and is usually a percentage of the sale price. I'll explain all the numbers upfront so there are no surprises.

Buyer Questions

How much house can I afford?

A general guideline is 2.5-3x your annual household income, but your actual buying power depends on your credit score, debt, down payment amount, and current interest rates. Get pre-approved with a lender first so we know your real budget.

What credit score do I need to buy a house?

Conventional loans typically require 620+, FHA loans need 580+, and VA loans have no official minimum but most lenders want 620+. If your score needs work, I can connect you with resources to improve it before you buy.

How much do I need for a down payment?

VA loans require zero down payment. FHA loans require 3.5%. Conventional loans can be as low as 3%. Your down payment amount affects your monthly payment and whether you need private mortgage insurance (PMI).

What are closing costs?

Closing costs typically run 2-5% of the purchase price and include lender fees, title insurance, appraisal fees, and prepaid items like property taxes and homeowners insurance. I negotiate seller concessions to help offset these whenever possible.

Should I get pre-approved before looking at homes?

Absolutely. Pre-approval tells you your exact budget and makes your offer much stronger when you find the right home. Sellers take pre-approved buyers more seriously than those without financing lined up.

What is a VA loan and how do I qualify?

A VA loan is a mortgage benefit for veterans and active-duty service members that offers zero down payment, no private mortgage insurance, and competitive interest rates. To qualify, you need a Certificate of Eligibility (COE) from the VA. I'll walk you through the entire process.

What happens during a home inspection?

A licensed inspector examines the home's structure, roof, electrical, plumbing, HVAC, and other systems. They'll produce a report detailing any issues. I'll help you interpret the findings and negotiate repairs or credits with the seller.

Can I back out of a home purchase?

Yes, during the inspection contingency period, you can typically withdraw without penalty. That's why contingencies are so important. I'll make sure your offer includes the right protections so you can walk away if something major comes up.

What are red flags when buying a house?

Watch for foundation issues, water damage, mold, outdated electrical or plumbing, and signs of neglect. A good home inspector will catch most of these, but I'll also point out things during our tours that you might not notice.

How do I compete in a bidding war?

In a competitive market, a strong offer goes beyond price. Clean contingencies, flexible closing dates, and a strong pre-approval letter can make a difference. I'll help you craft an offer that stands out without overpaying.

Seller Questions

How much is my home worth?

Online estimates are just algorithms. A real valuation comes from a detailed comparative market analysis using actual recent sales in your neighborhood. I provide this as a free service so you know exactly where your home stands.

What should I fix before selling my house?

Focus on high-impact, low-cost improvements: fresh paint, deep cleaning, decluttering, and curb appeal. I'll walk through your home and tell you exactly what's worth the investment and what you can skip.

How long does it take to sell a house?

In the Hampton Roads market, well-priced homes typically sell within 2-4 weeks. Overpriced homes can sit for months and eventually sell for less than they would have at the right price. That's why pricing strategy matters.

How do I price my home to sell?

I use real transaction data from your specific neighborhood and comparable properties to determine the optimal price. Pricing too high leads to a stale listing. Pricing too low leaves money on the table. The right price generates maximum interest and competition.

Should I accept a cash offer?

Cash offers close faster with no financing contingency, but they often come at a discount. I'll help you evaluate each offer on the full picture: price, terms, timeline, and buyer strength. Sometimes cash wins, sometimes a financed offer with strong terms is better.

How do I sell and buy at the same time?

This is one of the most common scenarios I handle. We can negotiate a rent-back agreement, use a bridge loan, or time the transactions strategically. The key is planning ahead and having an experienced agent managing both sides.

Market & Area Questions

Is now a good time to buy a house?

The "right time" depends on your personal situation, not the headlines. Interest rates fluctuate, inventory changes, and life events don't always wait for perfect conditions. Let's look at the current numbers and see if the math works for your goals.

Is Virginia Beach a buyer's or seller's market?

Market conditions shift. I track inventory levels, days on market, and sale-to-list ratios in real time. Right now, I can give you a current snapshot and what it means for your specific situation.

What neighborhoods are up-and-coming in Hampton Roads?

Several areas in Norfolk, Chesapeake, and Virginia Beach are seeing revitalization and appreciation. I monitor these trends closely and can point you to areas with the best growth potential for your budget.

Is flood insurance required in Virginia Beach?

It depends on the property's flood zone designation. Some areas require it, some don't. Even where it's not required, it may be a good idea. I'll check the flood zone for any property you're considering and help you understand the costs.

What are property taxes in Virginia Beach?

Virginia Beach's real estate tax rate is competitive compared to other major cities in the region. Rates vary based on assessed value and property type. I can provide current rates and help you estimate your annual tax burden.

Military & Relocation

How does PCS housing work?

When you receive PCS orders, you have several options depending on whether you're buying or renting. I can help you find the right home quickly, coordinate timelines around your report date, and handle the process remotely if needed.

Can I use my VA loan more than once?

Yes. You can restore and reuse your VA loan benefit each time you pay off a previous VA loan. Some veterans with remaining entitlement can even have two VA loans simultaneously.

What happens to my home when I get orders to move?

You can sell, rent it out, or if needed, invoke your PCS protection under the Servicemembers Civil Relief Act. The key is planning ahead so you're not forced into a bad situation. I'll help you make the right call for your finances.

Do I need a local agent when relocating to Hampton Roads?

Absolutely. National platforms and online searches can't replace local knowledge. I know the neighborhoods, commute times, school districts, and flood zones. That kind of insight is invaluable when you're buying from out of state.
