Virginia Beach has dozens of neighborhoods, and they're not all the same. After growing up here and selling homes for 24+ years, I know which ones are the best fit for families. Here's my guide to the top picks.

Kempsville

$350K-$500K

Central Virginia Beach with established neighborhoods, mature trees, and excellent access to everything. The school district is strong, commute times are short, and home values have been steadily appreciating. Great for families who want convenience without sacrificing community feel.

Great Neck

$400K-$700K+

One of the most desirable areas in Virginia Beach. Top-rated schools, waterfront access, and a tight-knit community. Homes here range from classic mid-century to custom-built estates. This is where families put down roots.

Centerville

$325K-$450K

Affordable family living with good schools and a central location. You get more house for your money here compared to Great Neck or Alanton, while still being minutes from the oceanfront and major highways.

Alanton

$375K-$550K

An established neighborhood with large lots, mature landscaping, and a genuine community feel. Walking paths, community pools, and proximity to top schools make this a top choice for growing families.

Chic's Beach

$350K-$550K

A relaxed beach community with a small-town feel. Bay-side living with boat ramps, parks, and a laid-back vibe. Families love the sense of community and the easy access to the Chesapeake Bay.

Pungo

$300K-$500K

The rural side of Virginia Beach. Larger lots, lower density, and a country feel while still being part of the city. Great for families who want space, privacy, and a connection to the agricultural roots of the area.
