PCS orders come with a lot of moving parts. Whether you're buying or selling, here's what to do with your real estate to make the move as smooth as possible.

Before Orders

Know your equity position. If you might PCS in the next 12-24 months, know what your home is worth and what you owe.
Understand your lease obligations if you're renting.
Keep your home in sale-ready condition. You never know when orders will drop.

When You Get Orders

Contact me immediately. Time is critical, and I need to start working your timeline.
Decide: sell or rent? I'll help you run the numbers on both options.
If selling, we need to price aggressively for a fast sale. Military timelines are tight.
If buying at your new location, I can refer you to a trusted agent there or help you coordinate remotely.

During the Move

Let me handle the real estate while you handle the logistics. I manage showings, negotiations, and communications with the buyer's agent.
If you need to sell sight-unseen from your new duty station, I can manage everything remotely with video updates and digital signatures.
Keep your lender in the loop. PCS moves can affect your loan if you're buying.
