7 First-Time Buyer Mistakes I See Every Week
After 1,000+ transactions, I've seen every mistake a first-time buyer can make. Most of them are preventable. Here are the seven I see most often, and how to avoid them.
Skipping Pre-Approval
Getting pre-approved is step one. It tells you your real budget and makes your offer much stronger. I've seen buyers fall in love with a home they can't afford, and it's painful for everyone. Start with a lender, not a Zillow search.
Shopping Before Setting a Budget
Know what you can afford before you start touring homes. A pre-approval sets the ceiling, but you should also set a comfortable monthly payment that accounts for taxes, insurance, and maintenance.
Ignoring the True Cost of Ownership
The mortgage payment is just the beginning. Property taxes, homeowners insurance, HOA fees, utilities, maintenance, and repairs all add up. I help my clients understand the full picture before they commit.
Waiving the Inspection to Compete
In a competitive market, some buyers skip the inspection to make their offer more attractive. This is risky. A home can look perfect and have hidden problems that cost thousands. Always get an inspection.
Making Big Financial Changes Before Closing
Don't open new credit cards, buy a car, or change jobs between pre-approval and closing. Lenders re-check your financials, and changes can derail your loan at the last minute.
Falling in Love with the Wrong Things
That gorgeous kitchen might hide a bad roof or a foundation issue. Focus on the bones of the house: structure, roof, HVAC, plumbing, electrical. Cosmetic stuff can be changed. Structural stuff can't.
Not Working With an Experienced Agent
Real estate isn't DIY. The seller's agent works for the seller. You need someone in your corner who knows the market, understands contracts, and will fight for your interests. That's what I do.
