What Documents Do You Need to Buy a House in Virginia?

Buying a home in Virginia is exciting right up until the paperwork lands. After 24 years as a real estate agent in Virginia Beach, I have learned that the buyers who close smoothly are the ones who gather their documents early. Here is the complete list of what you will need, so you never scramble at 5 PM the day before closing.

The Documents Your Lender Needs First

Everything starts with your pre-approval. To get one, a lender will ask for proof of income, typically your last two paycheck stubs and two years of W-2s or tax returns. You will also need your most recent bank and investment statements, usually two to three months, to prove where your down payment is coming from. Be ready to explain any large or unusual deposits, because lenders in Virginia, and everywhere else, want to know the money is truly yours.

If you are self-employed, expect more: full tax returns and a profit and loss statement. The lender wants a clear picture of your income before they commit to lending you money. I tell every buyer to call a lender before they start touring, so the heavy lifting happens before you ever fall for a house. Our buying guide walks through this first step in detail.

Identification and Basic Paperwork

Beyond finance, you will need a government-issued photo ID for the closing, and your social security number for the credit check and Title IV paperwork. If you are buying with a spouse or partner whose name is on the loan, both of you will sign most of the same documents. If you are relying on a gift from family for part of the down payment, you will need a gift letter that states the money is a gift, not a loan.

Timing matters here. Getting these documents together before you go house hunting means that when you find the right home, your file is ready and your pre-approval holds no surprises. Buyers who wait until after they make an offer often lose a week of leverage in a competitive Virginia Beach market, and in a bidding war, speed wins.

Extra Documents for VA and Military Buyers

If you are using a VA loan, your lender will also need a copy of your Certificate of Eligibility, plus a statement of service or DD Form 214 to confirm your entitlement. The good news for military home buyers in Hampton Roads is that your BAH is counted as income, so you will document that alongside your pay stubs and leave and earnings statement. None of this is hard, it just takes a little organization.

Because Hampton Roads is one of the most military-connected regions in the country, most local lenders see VA paperwork every single day and know exactly how to handle it. Working with one who does makes the process much faster. If you are just starting out, our military and VA home buying page breaks down the benefit and the paperwork step by step.

At the Closing Table

By closing day, your lender and title company will prepare the big stack: the purchase agreement, the loan estimate and closing disclosure, the deed, the promissory note, and the title insurance documents. The closing disclosure arrives at least three business days before closing so you can verify the numbers line up with what you agreed to pay.

At the table, you will sign the final loan documents and bring certified funds for your down payment and closing costs. After that, the deed is recorded and the home is officially yours. A good title company and a steady agent make this last step feel painless. If you want the whole timeline laid out from offer to keys, our guides hub is a great place to keep everything straight.

The Bottom Line

Getting your documents ready before you search is the simplest way to make buying a home in Virginia Beach easy. Income proof, asset statements, identification, and your VA paperwork if you have it, that is the core stack. Organize it once, and every step from pre-approval to closing runs smoother.
