How Does BAH Work When Buying a Home in Virginia?

If you are active duty military and looking to buy a home in Virginia, one of the most powerful financial tools at your disposal is your Basic Allowance for Housing, or BAH. Many service members I work with wonder exactly how BAH works in the home-buying process. Can you use it as income for a mortgage? Does it help with a VA loan? The answer is yes, and understanding how can make a real difference in what you can afford. As a Marine Corps Veteran and real estate agent with 24 years in Hampton Roads, I have helped hundreds of military families use their BAH to buy homes. Here is how it works.

What Is BAH and How Much Is It in Virginia?

Basic Allowance for Housing is a tax-free monthly payment the military provides to cover housing costs for service members who live off base. The amount varies by rank, dependency status, and geographic location. In the Hampton Roads area, 2026 BAH rates are significant. An E-5 with dependents stationed in Norfolk receives approximately $2,430 per month. Rates at other Virginia installations include Fort Belvoir at about $2,997 per month for the same rank and dependency status, Quantico at $2,697, and Fort Lee at $1,881. The average nationwide BAH increase for 2026 is 4.2%, reflecting rising housing costs across the country.

Because BAH is non-taxable, it goes further than the same amount of taxable income would. That is one of the key advantages military members have over civilian home buyers when looking at homes for sale in Hampton Roads.

How Lenders Treat BAH on a Mortgage Application

Lenders recognize BAH as stable, reliable income. When you apply for a mortgage, whether a VA loan or a conventional loan, the lender will include your BAH in your qualifying income. Here is the critical detail most people do not know: lenders typically gross up BAH by 25%. Because BAH is tax-free, a lender will count it as 25% more than its face value when calculating your debt-to-income ratio. That means $2,430 in monthly BAH is treated as roughly $3,038 in qualifying income by most mortgage lenders. This can significantly increase the home price you qualify for.

For example, if you are considering buying a home near Naval Station Norfolk, your BAH combined with your base pay can qualify you for a mortgage that covers a solid three-bedroom home in many of the surrounding neighborhoods. Many of the military home buyers I work with in Hampton Roads are surprised to learn just how much buying power their BAH gives them.

Using BAH With a VA Loan: The Ultimate Combination

Pairing BAH with a VA loan is the most powerful combination available to military home buyers. With a VA loan, you can buy a home with zero down payment, no private mortgage insurance (PMI), and competitive interest rates. Adding the buying power of your BAH on top of that means you can often afford more home than you expected, sometimes with a lower monthly payment than renting.

When we look at the numbers, it works out well for most military buyers. A monthly mortgage payment on a $350,000 home with a VA loan at current rates might run around $2,300 to $2,600 depending on property taxes and insurance. If your BAH is $2,430, that covers most or all of the payment. That is the goal: letting your BAH do the work of covering your housing costs so you build equity instead of writing rent checks. What Happens to BAH When You PCS?

This is the question I hear the most. If you buy a home using BAH as qualifying income and then receive PCS orders, what happens? The good news is that your BAH continues as long as you are on active duty, regardless of where you live. If you PCS out of the area, your BAH adjusts to the new duty station's rate. Meanwhile, you have options for your Virginia home: you can rent it out as a landlord (which the VA loan allows under certain conditions after you have lived in the home for at least 12 months), sell it, or keep it as a long-term investment.
